Bohemiaz Resort & Spa has been built, owned and operated by the same father-and-daughter team since 2014. Set within mature tropical gardens around 10 minutes from central Kampot, the property combines 22 accommodation units, two swimming pools, a substantial restaurant and bar, commercial kitchen and extensive spa and wellness facilities.

Unlike many hospitality businesses in Cambodia that operate on leased property, the sale includes the hard-titled land and buildings, as well as the established business, equipment, brand and operating infrastructure.

The resort sleeps up to 52 guests and includes an 18m natural swimming pool, second chlorine pool, 10-person jacuzzi, three private spa treatment rooms, sauna, steam room, gym, large spa deck, two-storey restaurant and bar, commercial kitchen and landscaped tropical gardens.

Bohemiaz has several established revenue streams rather than relying solely on room sales. Accommodation accounts for around 40% of current sales and food & beverage approximately 50%, supported by a strong day-guest business serving local expats, visitors from Phnom Penh and international travellers.

Trading has remained remarkably consistent, with recorded net POS sales of $187,078 in 2023, $192,201 in 2024 and $192,348 in 2025. Current recurring operating costs are estimated at approximately $12,007 per month, with the current model indicating an operating surplus of approximately $46,500 against three-year average sales.

There is also clear potential for further growth without major construction. The existing wellness facilities are significantly under-commercialised, direct bookings can be increased to reduce OTA commissions, room yield can be improved through stronger seasonal pricing, and the established day-guest and F&B business provides further opportunity for growth.

The sale includes the land, buildings, accommodation, restaurant and bar, commercial kitchen, spa facilities, furniture, fixtures and operating equipment, together with the Bohemiaz brand, website, social media accounts, direct booking system and transferable OTA accounts.

After 12 years of developing and running Bohemiaz, the current owners are ready for their next chapter and are looking for a new owner to take over an established, fully operational hospitality business with the infrastructure already in place and plenty of scope to develop it further.
